A sustainable resort development along Lake Issyk Kul
The Challenge
Issyk Kul is a region of significant natural beauty with limited cohesive hospitality infrastructure. The brief was to develop a masterplan strategy that could position the lakeside as a viable international resort destination while preserving its ecological and cultural integrity.
The challenge was to define a scalable development framework that organized accommodation, public amenities, mobility, and open space into a coherent resort village. The plan needed to respond to topography, seasonal use patterns, infrastructure limitations, and long-term sustainability goals.
As Planning Consultant, I led the design strategy and masterplanning approach, integrating spatial zoning, circulation systems, and phased development logic into a unified concept supported by AI-assisted visualization.

The Result
The Resort Village masterplan organizes the site into distinct yet interconnected zones structured around landscape corridors and pedestrian-first circulation.
Built volumes follow natural contours to minimize land disruption while maximizing lake views. A central public spine anchors the development, linking plazas, wellness spaces, waterfront programming, and residential clusters.
Modular building strategies and flexible plot logic allow for phased growth while maintaining spatial coherence. The framework balances density with open space, embedding regenerative principles into the overall site strategy.
Landscape-Led Zoning - The masterplan is structured around existing topography and view corridors, positioning built volumes to preserve natural sightlines and minimize environmental impact.
Pedestrian-Centered Core - A central public spine connects hospitality, residential, and wellness programs, creating a walkable village framework that reduces vehicular dominance.
Modular Growth Strategy - Accommodation clusters are designed using repeatable modular principles, allowing phased expansion without compromising the spatial integrity of the overall plan.
